The property management services we provide include, but are not limited to, the following:
Property Management:
- Handle all tenant relations
- Make inspections of the property
- Billing and collection of rent
- Maintain full occupancy
- Hire contractors and oversee repairs
- Meet with owners on a periodic basis to review operations
- Review and maintain the necessary files
Property Maintenance:
- Maintain a safe and clean property
- Implement preventative maintenance programs
- Supervise any superintendents/subcontractors required
- Timely response to maintenance problems
- Purchase building supplies at the lowest prices available
- Negotiate any and all contracts
- Cure outstanding violations
Financial:
- Preparation of Annual Budgets, if requested
- Preparation of Monthly Financial Reports
- Summary of receipts and disbursements
- Detail of collections by tenant/owner unit
- Details of cash disbursed
- List of unpaid vendor obligations
- Review of all vendor invoices for approval prior to payment
- Printing and distribution of checks to all vendors
- Interaction with Owner's accountant
